Please read these Terms of Service carefully before using the website thehostedcollection.com or making a booking through The Hosted Collection. By accessing our site or completing a reservation, you agree to be bound by these terms. If you do not agree, please do not use our services.

1. About Us

The Hosted Collection is a short-term rental management company based in Dayton, Ohio. We operate properties across the greater Dayton area and Cabo San Lucas, Mexico. Our services include property management, co-hosting, consulting, and design curation for short-term rental owners.

2. Bookings & Reservations

All reservations are subject to availability and confirmation. By completing a booking you agree to:

• Provide accurate and complete information at the time of booking
• Pay all applicable fees including nightly rates, cleaning fees, and applicable taxes
• Comply with the house rules specific to the property you have booked
• Be at least 18 years of age to make a reservation
• Accept responsibility for all guests in your party during your stay

3. Cancellations & Refunds

Cancellation policies vary by property and are clearly displayed at the time of booking. Please review the cancellation policy for your specific reservation before confirming. Refunds, if applicable, will be issued in accordance with the cancellation policy in effect at the time of your booking. We are not responsible for cancellations caused by events outside our control including natural disasters, travel disruptions, or government restrictions.

4. Guest Conduct & Property Rules

All guests are expected to treat our properties with care and respect. The following apply to all stays:

• No unauthorized guests beyond the booked occupancy limit
• No smoking inside any property
• No parties or events unless explicitly approved in writing
• Pets are only permitted at properties designated as pet-friendly
• Check-in is at 4:00 PM and check-out is at 11:00 AM unless otherwise arranged
• Guests are responsible for any damage caused during their stay

Violation of house rules may result in immediate termination of your stay without refund and/or additional charges for damages.

5. Damages & Security

Guests are responsible for any damage to the property or its contents during their stay. Damage beyond normal wear and tear will be assessed and charged to the payment method on file. We reserve the right to charge for missing items, excessive cleaning, or repairs required as a result of guest conduct. A security deposit may be required for certain properties and will be clearly indicated at the time of booking.

6. Limitation of Liability

The Hosted Collection is not liable for any injury, loss, theft, or damage to personal property during your stay. We strongly recommend that guests obtain travel insurance prior to their reservation. Our total liability to any guest shall not exceed the total amount paid for the reservation in question.

7. Host Services Terms

Property owners who engage The Hosted Collection for co-hosting, consulting, or design curation services will receive a separate service agreement outlining the specific terms, fees, and responsibilities applicable to their engagement. These Terms of Service apply to website use and guest bookings only and do not supersede any signed service agreement between The Hosted Collection and a property owner.

8. Intellectual Property

All content on this website including text, images, logos, and design elements is the property of The Hosted Collection or its licensors and is protected by applicable copyright and trademark laws. You may not reproduce, distribute, or use any content from this site without our prior written permission.

9. Governing Law

These Terms of Service are governed by the laws of the State of Ohio, United States. Any disputes arising from these terms or your use of our services shall be resolved in the courts of Montgomery County, Ohio.
